Phase Two Phillips Creek Ranch
Phase II of Phillips Creek Ranch will not officially begin construction until some time around late Summer to Early Fall of 2014. Homes are expected to be about $40,000 more than what they were selling for in phase I. Yikes! The Highland Model in Phase One is now for sale for $555,000 ish, but I ‘ve heard you might could get in for around $520,000 ish. I think it will go quick though, and you must be willing to sign with an “openended” close date. They probably won’t be able to get you into the house until the end of January. If you are flexible with close/move in date, that could really give you a negotiating advantage.

Lawler Park Phase Two, Frisco
Phase two should start selling in May, June at the very latest. They don’t have a specific date yet. Phase two will be sold out of the existing Highland and Darling models. Darling will have both front and rear entry in the 65′ products. They will have front entry only in the 75′ product. Theh 65′ lots will be from the $360’s and the 75′ lots will be from the $430’s. I’m certain these prices will go up pretty quick. The lots haven’t been divvied up between Highland and Darling yet, and I still need to get more information from Highland on their products and prices.

If your budget only allows for you to get a 55′ lot in Phillips Creek Ranch (Highland and Lionsgate in Sheridan or Standard Pacific in Waterton) and you still would rather have a larger yard, don’t be discouraged! Builders can only have so many of the same floor plan in a neighborhood. In the Sheridan of Phillips Creek Ranch (Phase I minus the Standard Pacific side) Highland only has 4 left! So if you love the model, and that’s the floor plan you want, don’t wait around. Also, you may be interested to know that their prices are jumping $4,000 to $8,000 on Monday, February 4th. However, if you commit before the 8th, then you will get the current pricing. That’s a lot you could put towards upgrades!
